When I started real estate in 1981….and for many years after that….most of the homes in the county were newer construction.   Although builders are still finding areas to build new homes, the area has many nice established home subdivisions.

Yes, it is possible to get lower payments.  Just improve your credit score.  Even if you have good enough credit to get a mortgage, if your score is higher, you will get a lower interest rate.

A quick answer is that Title Insurance covers the title to your home while Homeowner’s covers damage or loss to your home. But that that quick answer is not really enough!

Title Insurance insures the title to your home against things that could have been missed during a title search or things (like fraud) that couldn’t be found during a title search. 

A Lender’s Policy covers the loan amount and a Owner’s Policy covers the equity on your home for as long as you own the home…..which could end up being a lot over the years.There is a much more detailed description on why you need Title Insurance in my Information Sheet “What You Don’t Know Can Hurt You”.
